Best AI tools for stucco contractors (2026)

Stucco work splits into two very different jobs. Cosmetic repair: cracks, a patch where a light fixture came off, a color coat. And moisture work: a buyer's inspector found high readings under a window and the sale is on hold. The first is a quick quote. The second needs a careful process, good records and clear language, because a lot of money rides on it.

Photo quotes for cosmetic work

Ask for a wide shot of the elevation, close-ups with a tape measure in frame, and the age of the house. Give a range, and be upfront about color match. For most of these, put a "color coat the whole wall" price on the quote next to the patch price. Housecall Pro (from $59/mo) estimates can show both as options, and so can Jobber, though its customer-selectable optional line items start on the Grow plan ($149/mo annually). Customers pick it more often than you'd think once they see the price side by side.

Moisture jobs: document everything

  1. Photograph each elevation and every test location, numbered.
  2. Record readings on a simple diagram. A spreadsheet works.
  3. Paste your notes into ChatGPT and ask for a plain report: where you tested, what you found, what it likely means and the recommended repair. Edit hard. Never let it state what's behind the wall unless you opened it.
  4. Quote the repair in phases if the extent is unknown: open, assess, then a firm price for the rebuild.

Agents and buyers will read this report closely. Clear, measured language protects you.

A moisture job with a closing date

Monday: a buyer's agent calls. The inspector flagged high readings under two windows on a 2004 stucco house, and the inspection period ends in nine days. Before you go, you confirm from the listing photos and a close-up that it's three-coat stucco, not EIFS.

Tuesday: invasive testing at 14 locations, each numbered on a sketch and photographed with the probe in place. Two windows read high along the sill corners. The rest of the house is in normal range. Holes sealed and color-matched as closely as you can, with a note on the report that patches may show.

Tuesday night: your notes go into ChatGPT. The draft says "significant water intrusion has caused framing rot," which you didn't see, so you rewrite it as "elevated readings at the sill corners of windows 3 and 4, consistent with water entry at the window flashing. Extent of any damage behind the stucco is unknown until opened." The report and photos go to both agents Wednesday morning.

Wednesday: the quote is phased. Phase one is opening around both windows, with a fixed price. Phase two is the repair, priced after you see the sheathing, with a range given now so the buyer can negotiate. The deal goes ahead with a credit, and you get the job after closing.

Weather decides the schedule

Stucco and color coats need temperatures and humidity in the manufacturer's range, and no rain or freeze for a while after. Check the forecast two days out and move jobs early, with a text. "We're moving your color coat from Thursday to Monday because rain is forecast Friday. Stucco needs a few dry days to cure properly."

The money side

  • Small repair crew: Jobber Core ($29 annual) and Quo Starter ($15). About $44 a month.
  • Crew doing moisture inspections: add CompanyCam Core ($63). About $107 a month. If you sell inspections, the photo app is not optional.
  • Two or three crews, re-stucco work: Housecall Pro Essentials ($149 annual), CompanyCam Crew ($119) and Quo for three ($45). About $313 a month.

One re-stucco job won from a clean moisture report covers years of that.

What to watch

Traditional stucco and EIFS look alike from the street and fail differently. Confirm which one you're dealing with before quoting. Moisture inspection work carries liability, so read your policy. And AI-written reports tend to sound more certain than the readings support. Tone them down.

FAQ

Can I quote stucco repair from photos?

Small patches and cracks, often yes, as a range. Anything with staining under windows, soft spots or a pending home sale needs a site visit, and possibly invasive moisture testing, because the damage behind stucco is often bigger than what shows on the surface.

Can a stucco patch match the existing wall?

Texture can usually be matched closely. Color is harder, because old stucco has faded and weathered. Many contractors recommend a color coat or elastomeric paint over the whole wall or elevation for a uniform look. Say this in the quote, with the price of both options.

Should stucco contractors do moisture inspections?

Many do, especially in markets with lots of home sales, and it leads to repair work. Invasive testing, with small probe holes sealed afterward, gives readings behind the surface. Training and liability matter here, so check certification options and your insurance before you sell inspections.

How do I tell stucco from EIFS before quoting?

EIFS often sounds hollow when tapped, gives slightly when pressed and has foam board behind a thin finish, which you can sometimes see at an edge. Traditional stucco is hard and solid. If you're not sure from photos, check on site before quoting.

How long does a stucco color coat need before rain?

It depends on the product, temperature and humidity. Check the manufacturer's data sheet and leave a dry window after application. Reschedule early with a text rather than risk a washed-out finish.

Should a stucco repair quote be phased?

When the extent of moisture damage is unknown, yes. Price opening and assessment as a fixed first phase, then give a firm price for the repair once you can see the sheathing. Give a range up front so nobody is surprised.
