Garage floor coatings are one of the better one-day jobs in the trades. A two-car garage, a crew of two, ground in the morning and flaked by afternoon, at a price that leaves real margin. The jobs that go wrong usually go wrong in the quote: an unexpected moisture problem, cracks nobody priced, or a customer who parked on it too soon.
Price it from a photo, confirm with a grinder
Ask for the garage dimensions, a wide photo with the door open, close-ups of cracks and stains, and whether there's an existing coating or sealer. Then quote in tiers:
- Basic: grind, single epoxy coat, no flake. For workshops and budget jobs.
- Standard: grind, epoxy base, full broadcast flake, polyaspartic topcoat. What most homeowners buy.
- Premium: add stem walls, a moisture-mitigating primer, and crack and spall repair beyond the basics.
A two-car garage at about 440 square feet and $6 a foot is $2,640. Crack repair, moisture primer and stem walls can add $400 to $900. Put every add-on on the quote as its own line so the customer can tick boxes. Housecall Pro (from $59/mo) does this on its estimates. On Jobber, optional line items customers can select start on the Grow plan ($149/mo annually), so on Core you send the tiers as separate quotes.
Record moisture, every time
Note the moisture check result and slab condition on the job, with photos, before you coat. If a floor delaminates in year two, that record decides whether it's a warranty claim or a slab problem. A photo app like CompanyCam (Core $63/mo annually) is nice, but your field app's photo notes are enough when you're starting out.
The cure-time text
Customers will drive on it early if you let them. Send the times in writing, from the product data sheet, before you leave:
"Your floor is done! Please stay off it until 6 p.m. tonight. You can walk on it after that, and park on it Thursday after 4 p.m. Hot tires and hard turns on day one can mark the topcoat."
ChatGPT can make this friendlier, but the hours come from the manufacturer, not the chatbot.
Sell the neighbors
A finished garage floor is the best ad you'll get. Ask permission to post before-and-after photos and to put a yard sign up for a week. Garages on the same street usually share the same size and slab age, so one quote template fits five houses.

A one-day two-car garage
7:00: the crew arrives. The customer has cleared the garage, as the day-before text asked. Moisture check first, photographed with the reading in frame.
7:30 to 10:00: grinding with dust collection. Two cracks and a spalled area by the door get filled and ground flush. The customer picked crack repair on the quote, so there's no awkward conversation about the cost.
10:30: base coat and full flake broadcast. Lunch while it sets, timed to the product's recoat window and checked against the temperature in the garage, not the forecast.
2:00: scrape and vacuum the loose flake. Polyaspartic topcoat. Stem walls are done with the same system.
3:30: tape off the door. The cure-time text goes out, with walk-on and park-on times from the data sheet, and the invoice goes from your phone. The yard sign goes up with the customer's OK.
Cost at each size
- Two-person crew: Jobber Core ($29 annual) and Quo Starter ($15). About $44 a month. Text your Google review link yourself with the after photo.
- Several floors a week: add NiceJob Starter ($75). About $119 a month.
- Two crews with a warranty program: Housecall Pro Essentials ($149 annual), CompanyCam Crew ($119) and NiceJob ($75). About $343 a month.
Things software can't fix
Hot, humid days shorten pot life and change cure times. Cold garages slow everything. Big-box DIY kits set low price expectations, so lead with durability and the warranty. And put your warranty terms in writing: what's covered (peeling, delamination) and what isn't (hot tire pickup on epoxy-only systems, damage from chemicals or dropped tools).

FAQ
How do epoxy flooring companies quote garages?
By square foot with tiers by system (single-coat epoxy, full-flake epoxy, polyaspartic topcoat) and add-ons for crack repair, moisture mitigation, stem walls and moving items out. A two-car garage photo and the dimensions are usually enough for a firm range. Confirm slab condition on site before you grind.
Why do garage coatings fail?
Most failures come from prep and moisture: a slab that was not ground properly, moisture vapor pushing up through the concrete, or coating over sealers. Test for moisture (a plastic sheet test as a quick check, or calcium chloride or relative humidity tests per ASTM methods for a firm answer) and record the result on the job.
Can customers park on a new coating the next day?
It depends on the product. Some polyaspartic systems allow foot traffic within hours and vehicles in a day or so, while many epoxies need several days. Use the manufacturer's cure times and the temperature that day, and text the customer the exact times in writing.
Epoxy or polyaspartic for a garage floor?
Many installers use an epoxy base with a polyaspartic topcoat. Epoxy builds and bonds well. Polyaspartic cures fast and holds up better to UV and hot tires. Follow the system your supplier warranties, and explain the choice on the quote.
Do I need to test slab moisture before coating?
Yes. Moisture coming up through the slab is a common cause of delamination. Test, record the result with a photo, and price a moisture-mitigating primer when readings call for it.
How long does a garage floor coating take?
A typical two-car garage is often a one-day job for a two-person crew with fast-cure systems. Extra crack repair, an existing coating to remove or a cold garage can push it to two days.
