AI tools for asphalt paving and sealcoating companies (2026)

Paving and sealcoating companies share customers, equipment yards and the same enemy: weather. A sealcoating crew can do a dozen driveways in a good day, and then lose three days to rain. A paving crew might spend a week on one commercial lot. The business side is about quoting fast, keeping the schedule flexible, and getting repeat work every two to three years.
This guide merges our asphalt paving and sealcoating guides. Many companies do both, or start with sealcoating and grow into paving and patching.
How the two sides differ
| Sealcoating | Asphalt paving | |
|---|---|---|
| Ticket size | Small to medium, high volume | Large, fewer jobs |
| Quoting | Square footage from satellite, often no visit | Site visit for base, grading and drainage |
| Scheduling | Route-based, many jobs a day | Multi-day, crew and equipment heavy |
| Repeat work | Every 2–3 years | Crack fill and sealcoat after paving, decades until replacement |

A sealcoating day that runs itself
- Night before: your app sends each customer an automatic reminder. Move cars off the driveway, turn sprinklers off for 24 hours, and here's the window.
- Morning: the crew runs a route sorted by area, with notes and photos from the quote on each stop.
- After each job: a text says when it's safe to walk on and when to drive on. ChatGPT can draft this once and you save it.
- Evening: invoices go out automatically, and review requests follow the next day.
- Rain: one bulk text moves the whole route to the next open day.
Quoting faster with satellite measurements
For residential sealcoating, measure in Google Earth, apply your rate (with a minimum charge), and add line items for crack filling and oil-spot priming. Ask the customer for one photo to catch surprises like big cracks or a recent patch. For paving, use the satellite number to give a ballpark, then visit to check base, drainage and grade before a firm price. Have ChatGPT write the scope text that explains the difference between an overlay, a mill-and-pave, and full removal and replacement. Customers rarely know.
Driveway math you can check
A 20 by 60 foot driveway is 1,200 square feet. Say your residential sealcoat rate is $0.30 a square foot with a $250 minimum. That's $360 for the sealcoat. Add 80 feet of crack fill at $1.50 a foot ($120) and two oil-spot primers at $15 each, and the quote is $510. Ten of those on one street in a day is a good route. Spread over a county, it's three days of driving.
Use your own rates. The point is that a price book with a minimum and three line items lets you quote from Google Earth in two minutes, and the customer sees exactly what the extras cost.
Commercial lots
Property managers and HOAs want a professional bid package: scope, schedule (often nights or weekends), traffic control, striping, and insurance certificates. ChatGPT is good at turning your scope notes into a clean cover letter and bid summary. Your numbers and your certificate of insurance do the rest.
Buying by size
- Sealcoating starter: Google Earth, Jobber Core ($29 annual) and Canva free for door hangers. About $29 a month.
- Sealcoating and patching, two crews: Jobber Connect ($99 annual) for automated reminders and follow-ups, Quo for three ($45) and NiceJob Starter ($75). About $219 a month.
- Paving company: Housecall Pro MAX ($299 annual) or Jobber Grow ($149 annual) for job costing. For big commercial bidding you may outgrow both and need construction estimating software.
Before you buy
- Satellite images can be months or years old. Ask for a current photo before you finalize.
- Field service apps aren't paving estimators. For commercial paving with tonnage and trucking, expect to keep a spreadsheet or a dedicated estimating tool.

FAQ
What is the best way to measure driveways for quotes?
Satellite measuring is standard for sealcoating and rough paving quotes. Google Earth’s measure tool is free, and dedicated tools like SiteRecon or Go iLawn add speed and reports for higher volume. Confirm on site for paving, where base condition and drainage matter more than square footage.
How do I handle rain delays with customers?
Tell customers in the quote that sealcoating and paving are weather-dependent, and how you reschedule. Then use bulk texts from your field app or Quo to move a whole day’s jobs at once. A pre-written rain-delay message saves an hour of calls every time it rains.
How often should I remind customers to reseal?
Many companies recommend resealing residential driveways every two to three years, depending on climate and traffic. Set a recurring reminder per customer in your field app and send it in early spring. It is the cheapest marketing you will ever do.
Are door hangers still worth it?
For sealcoating, yes, especially on streets where you are already working. Neighbors see the finished job. Design them in Canva, and include a QR code to an online quote request so you can track which streets respond.
How do sealcoating companies price driveways?
Most use a rate per square foot with a minimum charge, then add crack filling by the linear foot and oil-spot priming per spot. Measure from satellite, ask for a current photo, and show each item as a line on the quote.
When is the sealcoating season?
It depends on your climate. Sealers need warm, dry conditions to cure, so check the product's temperature range and plan routes around the forecast. Book next season's reseals from last year's list before it starts.
