Best AI tools for shed builders (2026)

Shed customers have usually priced a kit online before they call. Your job is to show them what the kit doesn't include (a level base, the right door, a roof that sheds water off the side they walk on) and quote the custom version next to it.

Two quotes in one

Put both on the same estimate: assembling their kit on a pad you build, and a custom shed the same size. Jobber (Core $29/mo billed annually ($49 month to month); Connect $99/mo annually; Grow $149/mo annually) or Housecall Pro (Basic $59/mo billed annually ($79 monthly); Essentials $149/mo annually for 5 users; MAX $299/mo annually) optional line items let them choose online. Typical add-ons: gravel pad, ramp, windows, a loft, shelving, electrical by a licensed electrician.

Check the site before you quote

  • Size, and whether it's over the town's permit size (IRC exempts up to 200 square feet, but many towns stop at 120)
  • Setbacks from property lines and HOA rules
  • Slope and drainage at the spot
  • Access: gate width and the route for material or a prebuilt shed
  • 811 if you're digging piers

Ask for photos of the spot and the access route. A 10 by 12 shed is a different job if lumber has to be carried 150 feet down a hill.

Material deposits

Lumber prices move. Take a deposit that covers materials when the customer signs, and put a short price-validity window on quotes (14 to 30 days). ChatGPT can word this so it doesn't sound like a trap: "Lumber prices change often, so this quote is good for 21 days. Your deposit locks in materials."

What a 10 by 12 costs you to sell

Say a custom 10 by 12 sells for $7,800 and your margin is 30%, or $2,340. If a faster quote and a mockup win you one more a month, Jobber Core and a quick 3D drawing pay for themselves many times over. SketchUp Go is $129 a year. Skip it if you mostly do kits.

Spring rush

March to June is shed season. Email last year's quotes in February. Mailchimp's free plan covers up to 250 contacts. Book pads and builds as separate visits so a rainy week doesn't stack everything up.

Cost

Jobber Core plus Quo Starter, about $44 a month. Add SketchUp Go ($11 a month) for custom designs. That's it for most shed builders.

Watch for

Customers who skip the pad to save money and call you when the door sticks. Write the foundation recommendation into the quote and have them initial it if they decline. Also, sheds with electrical or plumbing usually need permits even when the building itself doesn't.

Related: horse shelters and animal housing, carports and lean-tos, greenhouse builders, handymen.

FAQ

Does a backyard shed need a permit?

Often not for small sheds, but it depends where you are. The International Residential Code exempts one-story detached accessory buildings up to 200 square feet, and many towns use a lower limit such as 120 square feet. Setbacks, HOA rules and electrical work can still require approval. Check the town and put the result on the quote.

Should I build kits or custom sheds?

Both, priced differently. Kit assembly is fast, predictable work and easy to price. Custom sheds pay more but take design time and material orders. Many builders offer kit assembly to fill gaps and use it to sell custom upgrades like better foundations, windows and shelving.

What foundation should a shed have?

It depends on size, soil and use: a compacted gravel pad with skids or blocks for most small sheds, concrete piers or a slab for larger or heavy-use buildings. Price the foundation as its own line. Bad bases are the main reason sheds rack and doors stop closing.
